Flake garage floors

FLAKE SYSTEM · GARAGES AND BASEMENTS

Flake garage floors built for our winters.

A textured, durable, easy-to-clean finish for your garage, basement or workshop. We start by mechanically preparing the concrete, because that's what makes the floor last.

OPAL

Why choose a flake system?

Flake systems are the most popular choice for garages in Eastern Ontario. Vinyl flakes are broadcast over a base coat, then sealed under a protective topcoat. The result is an even surface that hides dust, small stains and tire marks.

Garage floors here deal with snow, slush, road salt and the weight of vehicles. Bare concrete soaks up those contaminants and eventually flakes and pits. A properly installed flake system creates a continuous barrier that's much easier to wash down in the spring.

HOW MUCH DOES IT COST?

Our online estimator uses a starting point of about $8/sq ft for a flake system. For example, a 450 sq ft double garage comes to an estimate of about $3,600 plus tax. The final price depends on the concrete's condition, any repairs needed and the system chosen, and is confirmed in your written quote.

FAQ

Frequently asked questions

How soon can I park my car on it?

It depends on the product, temperature and humidity. You'll get clear instructions for walking and parking when the job is done.

Will winter road salt damage the floor?

A properly prepared and sealed system stands up to salt far better than bare concrete. We recommend rinsing the floor regularly in winter to keep it looking good; details are in our care guide.

Can you install over cracked concrete?

In many cases, yes. Cracks and spalls are assessed and repaired before installation, and planned repairs are listed in your quote.

Is it slippery when wet?

The flake texture gives more grip than a smooth finish. An anti-slip additive can also be added depending on use.
